People are always asking me what's going on in Utila real estate? Well, there have been a few changes in the last couple of months since my last blogpost on What's Been Selling in Utila? Since January 1st, 2015 until today (January 20, 2016), on the MLS (Multiple Listing Service):
Here's a quick summary of what's sold since Jan 1st 2015:
-5 homes sold, or placed under a Sales Contract
-8 home sites sold or placed under contract
-2 commercial properties sold
2 sales are still pending from 2014, so we won't account for those in the stats, since they were accounted for in 2014 sales.
So in comparison to the year before, although there are few properties sold when you compare it to a larger island like Roatan, Utila still has had a 250% to 267% growth from Year 2014 to Year 2015. It's pretty safe to say, that things are moving here in Utila.
Compare Utila Real Estate sales to those in Roatan for the same period, the differences are immense. However the sheer size and population of Roatan can accommodate these numbers. Utila is just too small and cozy to ever achieve those types of real estate sales, which is actually a Pro rather than a Con.
The super-strong U.S.$ has motivated some sellers, north and outside of the U.S.A. to consider selling at a loss, gaining in the exchange by up to 45%. So this is great news for U.S. buyers!
